Latest Update – May 2025:

1. Rates may change at any time on the site or with 30 Day Notice on any contract.
2. 1 week minimum and 6 month maximum.
3. Small family operation & we live here full-time. We have Mexican Permanent Residency status.
4. We rent our own on-site, furnished houses in a shared, gated compound.
5. We are NOT a hotel/motel so daily/weekly cleaning is on the tenant.
6. We accept CASH (USD or MXN), PayPal.Me, Direct Deposit, Bank Transfer

Casa Joy

800 ft² (75 m²), 1 bed, 1 bath, house, covered outdoor patio/dining, outdoor laundry & extra shower, radiant heated floor (extra $) – sleeps up to 2. Electricity paid by tenants due to AC.

Summer Rates 1 April through 31 October

• $300/week ($43/day)
• $550/2 weeks ($39/day)
• $775/3 weeks ($37/day)
• $1,000/month ($33/day)

High Season Rates November 1 through March 31

Casa Mariposa

700 ft² (65 m²), 1 bedroom, 1 bath House, with AC, Sleeps up to 2, covered outdoor patio/dining, outdoor shared laundry. Electricity paid by tenants due to AC.

• $300/week ($43/day)
• $550/2 weeks ($39/day)
• $775/3 weeks ($37/day)
• $1,000/month ($33/day)

Following policies apply to all units…

• Refundable Security/Damage Deposit for first time clients:
  • $500 USD for terms of a month or more
  • $100 for terms of less than one month
• 1-3 week rentals:
  • entire rental amount due up front to hold reservation.
  • 2 & 3 week rentals = discounts on weekly rates
• One month or more:
  • 1st full month’s Rent due up front to hold reservation.
  • Subsequent month’s rent due 1^st of each “month”
  • late after 5 pm on 5th day after beginning of ”month”.
  • Electric bill paid by tenants during summer AC season.
• Security Deposit Due in cash upon arrival (preferred) or PayPal at least 2 business days prior to arrival. We prefer a separate payment so it is easier to refund.
• We are a no pets and non-smoking household.
  • La Cabaña tenant has 2 friendly yard cats who are not allowed indoors.
  • Please do not feed them or any strays of any kind.
  • We are allergic to dogs.
  • Thus we tend to acquire people with these sensitivities.

Cancellation Policy:

•  $200 within 60 days prior to start of term. 
• No refund if less than 30 days prior to start of term.

In-House Chinese Medicine based Health care:

• We are retired practitioners of Chinese Medicine. We practiced for 20 years in the USA. We currently offer the following health care services:
  • Tai Qi/Qi Gong Principles Classes – $10
  • Chinese Medicine based health and/or diet consultation – $30
  • Tea Connoisseur Classes – $15/person
    • Limited to 4-5 people
    • May require some planning ahead due to tea supply
    • Varies depending on our available tea supply
  • We have contacts to share for local yoga classes, massage, acutonics, shamanic ritual/consult, chiropractic, hair stylist etc.: some offers house calls.
